1. Provisional bookings will be held for
3 days and should be confirmed by post. 30% of the full payment
is required as a booking fee. The deposit is not refundable.
2. The balance of the price must be paid four weeks before
the start of the holiday. If the remaining amount is not paid
the owner reserves the right to cancel the reservation and
will inform the hirer by mail. In this event the owners will
try to re-let the accommodation but in the outcome that this
is not possible the original Hirer will remain liable to pay
the full balance of the price due.
3. Cancellation : the 30% deposit remains
non refundable. If cancellation is made within four weeks
before the letting is to commence, the hirer will remain liable
for full payment, unless we are able to re-let all of the
period booked.
4. Insurance : In order to avoid unexpected
circumstances, we strongly advise our customers to take out
a Travel Insurance Policy with a cancellation clause. However,
the owner possesses a Public-Liability Insurance.
5. A refundable €500 deposit will be
required, this is payable on arrival at the cottage. The deposit
is held against damages caused inside or outside the cottage
and for any additional or heavy cleaning required after you
leave. Each cottage is checked before you leave and your damage
deposit will be destroyed (bank cheque) or repaid two weeks
after your departure from the cottage - it is a condition
of your let that you leave the property and its contents clean
and tidy. The property should be returned to the conditions
it was prior to your arrival and any damages should be reported.
Please leave the cottage as you found it and report any damages
caused. The cottage is checked at around 10 a.m. the day you
leave and any additional cleaning charges will be passed on
to you. For any minor damages (plates, glasses, etc) you will
be charged €1.50. (It is useless to replace the items
–glasses/ towels – we prefer matching tableware).

6. Tariff : The tariff guide lines can change
at any moment during the year and will be updated on the website.
However, once the booking has been confirmed tariff remains
unchangeable. Water, electricity, gas, private places, the
cottage and its contents are included in the price. Any additional
charges for electricity or heating will be indicated on the
booking form. As soon as you receive the final booking confirmation,
the directions how to get there and all details, you must
ensure all details are accurate.
7. Private swimming pool : the swimming pool
is usually open from May 1st until October 31st , the opening
dates are subject to change. For further details on the swimming
pool service please contact us. The use of the swimming pool
is free but entirely at the user’s risk.
8. The owner cannot be held liable for a temporary and unpredictable
breakdown in public or local supplies (e.g. gas/electricity
disconnection, household appliance breakdown) and a repair/replacement
shall be found/fitted as soon as possible. If repair and replacement
are not possible immediately other solutions will be proposed
to tenants. In the case of breakdown the hirer is asked to
notify the owner immediately. The owner cannot accept responsibility
for breakdown if he’s not informed before the visitors
leave. The owner cannot be liable under no circumstances for
a breakdown of any facility which is beyond reasonable control
(war, riot, natural disaster – bad weather, fire, flood).
9. Number of occupants : there is a fixed number of cottage
occupants. The maximum number of people staying in the cottage
must not exceed in any case the number stated on this contract.
10. Pets : Pets are allowed only by prior
arrangement and will only be accommodated with the Owner’s
consent.
11. Fauna : the cottages are located in the countryside. During
some seasons, occasional insects, birds, small animals can
be seen and heard on the property. In that case the owners
will do their best to remedy the situation as soon as possible,
nevertheless this inconvenience should be accepted as being
part of rural life.
12. The contract : in case the before going clauses of the
contract are not respected, extra charges can be required
or possibly, the owner reserves the right to ask hirers to
leave the property immediately without compensation. The swimming
pool complies with 2004 security standards , however never
leave a child unsupervised around the swimming pool.
13. Properties are available from 5 p.m. on the day of arrival,
and must be vacated no later than 10:00 a.m. on the day of
departure. If you have problems with this schedule, please,
inform us and we will do our best to find another arrangement.
The owner possesses an a Public-Liability Insurance. Parents
with children are entirely liable for supervising their children
around the swimming pool. Under no circumstances will the
property owner be liable in any way for accidents occurred
on private proprieties.
Under no circomstances, the owner cannot be held liable for
:
14. temporary breakdown in public or local supplies (house/garden/swimming
pool), including water or electricity disconnection, any loss
or damage arising out of any
stoppage or delay occasioned by a cause beyond the Owner's
control,
15. any loss, damage, or injure due to weather conditions,
riot, war, strike, or any other circumstances beyond our control
16. any loss or damage suffered by the hirer resulting from
destruction or damage to property before rental start date.
In that case the hirer will be informed by post and will
receive a full refund within eight days before the rental
is due to start.
17. The Owner cannot accept responsibility for the final payment
if it exceeds the total cost of the rental.
18. In case of damages to property and its contents, caused
by the hirers, and , if the damage deposit is exceeded, the
owner reserves the right to bring suit against the
hirer(s).
